Frequently Asked Questions
How much do you charge?
We work on a 'no cure, no fee' basis. This means that if we don't find you somewhere that you want to rent, we charge you nothing at all. We don't charge any initial administration fees or ask for money to register your details in our database. We take you out in one of our cars and drive you around to visit properties that we think will suit your requirements. If they don't suit, we'll arrange a second viewing trip and a third, if need be. We won't charge you for any of this.
If you decide to rent one of our properties, we charge you a commission. If your contract will be for five months or less, we charge you 50% of the full monthly rent for your property (plus VAT). If your contract is for longer than six months, we charge you the equivalent of one month's rent (plus VAT).
What sort of properties do you handle?
We handle mostly properties in the 'free market'. This means they have a rent above around EUR 650. Properties that are cheaper than this are controlled by strict regulations and often have waiting lists of many years.
We can offer you a selection of properties available for rent in various residential areas, they may be furnished or semi-furnished.
What does the rent include?
All rental prices quoted are per month, in most cases they do not include any additional charges for utilities such as heating, water or gas. Some apartments however are let 'inclusive' of bills. We will explain exactly what is and isn't included in each case.
What about deposits?
The normal deposit you will be asked to pay is equal to one month's rent. We've seen more and more property owners ask for two months in recent years. We'll tell you about the deposit on each property when you visit it.
Can I register with more than one agency?
Of course you can, and you'd be mad to put all your eggs in one basket. However, the vast majority of agencies share lists. This means that even if the property you fancy isn't on our site, we will most likely be able to arrange a viewing. If you see something elsewhere, tell us about it and we'll do all we can to arrange this. It means you'll be dealing with one agent and can see everything you think might be suitable all in one trip.
I need a plumber/electrician out of hours, can you help me?
There are various companies that will help you out of hours. They are listed on X-Pat Pages.
I own a property, can you help me rent it out?
We have a page of information for property owners, but it is in Dutch. If you'd like more information, get in touch.
